Ten LLCs. One credit card. Clean books for every entity.
The fastest, easiest way to keep clean books for every LLC. We do one thing: bookkeeping for real-estate investors who hold property across multiple LLCs. Every entity gets its own complete books — P&L, balance sheet, and a year-end tax packet your CPA will actually trust.

Sound familiar?
Every LLC files its own return. Your money doesn't split that neatly.
Every LLC you own files its own partnership return — its own Form 1065, its own Form 8825. That means every LLC needs its own complete set of books. But your financial life doesn't split that neatly: one Home Depot run covers three properties, one card pays for everything, a single bank account writes the checks, one car-toll bill belongs to every entity at once. Most bookkeeping software can't keep up.
We won't tell you how to run your operation. We adapt to it.
How it works
Three steps. Zero re-keying.
Your transactions come in
Bank and card activity flows into the system. You don't re-key anything and you don't change how you pay for things.
We categorize and allocate
A rule engine refined over years and thousands of real-estate transactions does the heavy lifting — including the part nothing else does: splitting one charge across the LLCs and properties it actually belongs to, with shared costs distributed fairly and automatically. A specialist bookkeeper reviews everything; software never has the last word.
Every LLC gets real books
A standalone P&L and balance sheet per entity, reconciled to the bank, every month — and at year end, a complete per-LLC tax packet with everything your CPA needs, exported in the order that matches TurboTax Business. Hand it to your CPA, or file yourself.

The client experience
Our one-question promise
The only thing we might ever ask you is "what was this charge?" — and even that is painless by design. You get one permanent link. Open it on your phone or tablet, and anything waiting for you is a simple clickable table: pick the category, pick the property, done. No spreadsheets emailed back and forth. No shoebox in January. If the list is empty, you owe us nothing but your rent rolls' good news.
Why your books hold up
However you run your business, the numbers hold up.
Every number on every statement traces to the exact bank line it came from — through the rule that categorized it, back to the original download, with every account reconciled to its statements. Change history is permanent and append-only. Full audit trail, on everything. And your books are never dumped into an AI: every transaction is classified by a deterministic, auditable rule set and reviewed by a specialist bookkeeper — where AI assists at all, it only helps draft new rules, and no rule touches your books without testing and human approval. When your CPA asks "where did this number come from?", the answer is one click, not one weekend. Rigorous, documented allocation is what defensible books look like.
For CPAs
The bookkeeping engine behind your real-estate clients.
We're the bookkeeping engine behind your real-estate clients, not a competitor for their tax work. You receive tied-out, per-entity 8825 packets with Schedule L and capital-account support — tax-basis recordkeeping done the way you wish clients delivered it.
Founder note
"I've owned my ten LLCs since 2012. For over a decade I fought to keep clean books — and the tools kept failing me. Bank feeds broke every couple of weeks and took days to fix, until I realized I couldn't trust the numbers at all. In 2023 I gave up on off-the-shelf software and built my own system from the ground up: every transaction landing in the right entity's books, every time. BooksRez is that system, grown up, with specialist bookkeepers behind it. I built it for me first. That's your quality guarantee." — Founder, BooksRez
FAQ
Straight answers.
Do I need a separate bank account for every LLC?
No — that's not an IRS or bookkeeping requirement. Whether it's wise for liability protection is a legal-structure question for your attorney, and we'd never advise on it. What we promise is this: however your accounts are set up, your books come out clean, separate per LLC, and fully documented.
Do I need a separate credit card for every LLC?
No — that's not an IRS or bookkeeping requirement either. One card across all your entities is exactly the case the system was built for. (Same note as above: structure questions belong with your attorney.)
Can I use one shared checking account?
Yes — no IRS or bookkeeping rule stops you, and your books still come out separate and complete, per LLC.
Can one transaction be split across multiple LLCs?
Yes — that's the heart of what we do. One charge lands correctly, in the right proportion, in each entity's own books.
Do you file my taxes?
No — we produce the books and the per-LLC tax packet that make filing easy. Your CPA reviews and signs the return, or you file yourself with our TurboTax-ordered export.
I'm on QuickBooks / Stessa / Baselane now.
We migrate you for free. Your history comes with you — prior-year books can be rebuilt from your bank data at onboarding.
What does it cost?
Pricing depends on portfolio size and complexity — book a short call and you'll have a number before it ends.
Who actually does the work?
A certified specialist bookkeeper trained on exactly this: multi-LLC real-estate books. Reviewed on a platform built for nothing else.
